In today’s digital age, it’s easier than ever to find a contractor to handle home repairs and improvements. Many Maryland homeowners turn to social media platforms like Facebook for quick recommendations. A flashy post, a low quote, and a thumbs-up from a friend, can make hiring someone seem like a smart and easy decision.

But when that person or contractor isn’t licensed, what looks like a great deal can quickly turn into a nightmare of poor workmanship, legal trouble, and unexpected expenses.

Let’s take a closer look at the risks of hiring contractors from Facebook without the proper license and why it’s important to protect yourself and your home.

A Maryland License isn’t just a piece of paper, it’s protection. 

In Maryland, all home improvement contractors are required to be licensed by the Maryland Home Improvement Commission (MHIC). What is considered Home Improvement?

Work That Typically Qualifies as Home Improvement

Home improvement includes (but is not limited to):
 • Porches, patios, and decks
 • Garages
 • Basements
 • Fences
 • Roofing and siding
 • Flooring
 • Remodeling kitchens or bathrooms
 • Storm windows and doors
 • Landscaping structures
 • Swimming pools

It also includes installation or replacement of improvements attached to the home.

An MHIC license is not a “pay a fee and get it in the mail” license. 
Contractors must:
 • Demonstrate relevant industry experience
 • Meet financial and credit worthiness standards
 • Carry required insurance ad bonds
 • Pass a written knowledge test of home improvement law with a score of 70% and follow those laws to maintain the license

The MHIC helps ensure that licensed contractors have the experience, business stability, financial responsibility, and knowledge of home improvement law necessary to legally operate in Maryland.

When you hire someone without an MHIC license, you are bypassing those safeguards entirely.

You Lose Access to the MHIC Guaranty Fund

Perhaps the biggest protection Maryland homeowners have is the Home Improvement Guaranty Fund, administered by the Maryland Home Improvement Commission.

This fund exists to help compensate homeowners who suffer financial losses due to a licensed contractor’s violation of Maryland home improvement laws or faulty work. 

Here is the critical part:

If you hire an unlicensed contractor, you are NOT eligible for financial reimbursement from the MHIC Guaranty Fund.

That means:
 • No state-backed financial assistance
 • No claim protection through MHIC
 • No safety net if the contractor disappears or performs defective work

Hiring an unlicensed contractor completely removes this layer of protection. 

It Can Cost Two to Three Times More to Fix the Damage

In most trades — including concrete, roofing, remodeling, and structural work — correcting unsatisfactory work typically costs two to three times more than hiring a qualified, licensed contractor from the beginning.

Why?
 • The bad work must first be demolished or removed
 • Hidden damage often needs to be repaired
 • Materials may have to be replaced entirely
 • A new contractor assumes risk fixing someone else’s mistakes 

What seemed like a “cheap deal” can quickly turn into:
 • Paying once for poor work
 • Paying again to tear it out
 • Paying a third time to do it correctly

Unfortunately there are many cases where homeowners end up spending far more than they would have had they hired a licensed professional initially 


Lack of Skill, Insurance, and Accountability

Just because someone posts before-and-after photos on Facebook does not mean they:

 • Carry proper insurance
 • Pull required permits

 • Obtain necessary inspections 

If an unlicensed contractor:

Maryland Law Requires Licensing — It’s Not Optional

Operating without an MHIC license for home improvement work in Maryland is illegal.

If a contractor cannot provide a valid MHIC license number that you can VERIFY  through the state, that is a serious red flag. 

Reputable companies have licenses. They also have overhead. If the price is significantly lower this could be another red flag


Your home Is too big of an investment to gamble on!!

Social media makes it easy to hire quickly. But protecting your home means choosing someone who is:
 • Licensed
 • Insured
 • Experienced
 • Financially responsible
 • Accountable to Maryland law
